VISITOR PARKING
AT MARKLAND WOODS CONDOMINIUMS
One of the first things you’ll notice about Markland Woods Condominiums is that we have multiple parking options available.
Here are some fast facts for you, the most important fact first:
For 157 units, there are 327 parking spots available.
Of those 327 spots, 289 numbered spots are assigned to individual units.
33 spots are designated for visitors only.
5 additional spots are designated for visitors with valid handicapped placards only.
Visitor parking spots are marked with the word “Visitor” and (often) a yellow reflector.
Handicapped Accessible Parking is marked with the wheelchair logo and a “Handicapped Parking Only” sign.
Remember, visitors and vendors need to be able to park here as well.
Parking is assigned by unit number. When you purchase or rent a unit, the parking spots allocated to that unit will be listed in the paperwork, and in the copy of the Declaration you are provided.
There is open parking, carport parking, and garage parking available, but not for every unit. Some units have open parking spots only, garage or carport only, or some combination of garage, open, and carport spots.
The numbered parking spots are Limited Common Elements that are legally tied to specific units as part of the Declaration.
Over the years, the Markland Woods Condominium Owners Association Board of Directors has tried numerous methods for trying to control the overuse of visitor parking by full-time residents who own more cars than they have assigned parking spots.
The following rules were adopted in an effort to ensure that all cars parked in visitor spots on the property are in fact owned by someone visiting a resident, have a valid reason for being on the property, and so that in the event of a problem, the owner of the vehicle can be readily located.
Below are the current Visitor Parking Rules, effective as of 1/23/2004.
A. No resident parking in visitor parking allowed, without prior approval by the board. (See exceptions below.)
Temporary use of visitor spaces by the Clubhouse allowed for use of exercise room, association meetings, pool or sauna use, rental functions, snow days and mail pickup.
Temporary use of visitor spaces if a workman, rug cleaner, etc. needs your personal parking space to do their work.
Temporary use for loading and unloading.
B. Identification of residents’ vehicles.
All residents’ vehicles must display a vehicle owner decal provided by PGM in the corner of the windshield or rear window. Contact tgish@portgardnermgmt.com if you need a decal.
C. Guest Parking in Visitor.
Long term guest parking (over 2 days) in visitor spaces must be approved by the board.
D. Enforcement.
Tracking is accomplished by vehicle plate number, not where the vehicle is located.
Any resident who notices a visitor parking violator should notify the board and indicate the violator by identifying the parking space, the license plate number and a photo of the vehicle (if possible). Reports will be kept confidential by the board.
A notice warning of potential towing shall be placed on the violator’s vehicle front window by a board member, or any person authorized by the board.
Actual towing can only be authorized by a current board member, at the violator’s expense.
Residents without sufficient reserved parking places must park off property or be subject to their vehicles being towed as per the above listed rules.
These are security measures to protect your property, and to provide all owners with equal access to visitor parking spaces.
